Access statement

INTRODUCTION

The Cherry Tree is a two storey detached cottage in the quiet village of Harby.

​

PRE-ARRIVAL

  • We have an extensive website with a comprehensive selection of pictures of the accommodation and external photos of the property and grounds.

  • Bookings are made directly via our online booking calendar or through our agent, Cottages.com.

  • The nearest bus stop is in front of the property on Low Street.

  • Saxilby is the nearest railway station located approximately 4 miles from The Cherry Tree.

  • The nearest public telephone box is in Skellinghtorpe approximately 6.4 miles away.

  • Cross Country Cars are available from Saxilby on 07496 055333.

  • This Access Statement is available on our website.

ARRIVAL AND CAR PARKING FACILITIES

  • Parking spaces are provided for up to 4 vehicles on the driveway to the front of the property. The parking area is illuminated with street lighting and a PIR above the garage.

  • The drive area is block paved.

  • Refuse bins and waste disposal facilities are located to the right hand side of the driveway..

  • Access to the front lawn area is level with the driveway

  • Access to the rear of the property is gained by gated paved paths; to the right hand side the minimum width is 48cm, and to the left hand side the minimum width is 87cm.

OUTDOOR FACILITIES

  • Access to the lower patio area is level. The patio is sandstone paved.

  • The lower patio area has a rattan dining set comprising table, 6 arm chairs  and 4 stools and a rattan coffee set comprising two bucket seats and a low table.

  • Access to the higher patio area with lawn is via ramp (92cm width) or two stone steps, Step 1 17cm high, 92cm wide, 51cm deep onto Step 2 17cm high, 92cm wide, 52cm deep onto lawn area.

  • The higher patio area has a rattan corner sofa set with coffee table.

  • The surface of the patios are of natural stone and therefore has slight undulations in its appearance.

  • The barbeque is located on the lower patio area.

  • Access into the house can be gained via 3 doors. The entrance hall door 76cm wide x 195cm high, hinged on the left; the kitchen door 78cm wide x 196cm high with an 19 cm step hinged on the left; the double patio doors 160cm wide, 191cm high with a 26cm step hinged on the right and left.

  • The lawn area has a mix of Jarra sleeper boundaries, flower borders and Surrey post and rail fence. The garden is enclosed by high fencing 206cm to rear, 200cm to right hand side and 206cm to left hand side.

ENTRANCE HALL

  • The main entrance door leads into the entrance hall, keyhole is 100cm high, the light switch is located on the front wall to the right. Water and foam fire extinguishers are situated on the right hand wall, fire exit sign is located above the door with emergency light and access to WC, lounge and kitchen.

  • The surface to the hall floor is of engineered oak.

  • Staircase to first floor comprising 13 stairs, 19cm high x 83cm wide and balustrade 94cm high

KITCHEN

  • The kitchen may be accessed from both the entrance hall and the dining room. Door from the hall 74cm wide x 198cm high hinged on the right, double doors from the dining room 115cm wide x 198cm high hinged on the both sides.

  • The kitchen has work surfaces 90cm high x 58cm deep.The height of the units are 87cm high. The Rangemaster electric cooker is 90cm high, 90cm wide x 59cm deep. The large sink is at 92cm high x 41cm wide x 19cm deep. The small sink is at 92cm high x 15cm wide x 11cm deep. Above the cooker there is an extractor fan that is switched integrally.

  • There is a dishwasher which is integrated into the units and a separate American style fridge/freezer

  • There is a foldaway kitchen table 106 long x 142 max width with 2 chairs.

  • There is a breakfast bar 90cm high, 90cm deep with two stools

  • The kitchen is lit by recessed spotlights, under-counter led lighting and cooker lights integrated into the extractor hood.

  • The switches are located to the side of all doors.

  • There is a fire blanket located to the right of the back door, fixed to the wall.

  • Crockery is provided in the cupboards along with glasses, and pans.

  • There is a tiled surface to the floor.

UTILITY ROOM

  • Accessed via door from entrance hall 74cm wide x 198cm high hinged to the right.

  • The front loading washer dryer is located in the utility room, with work surface over. There is a microwave on the worksurface. There is a clothes dryer alongside with ironing facilities and hanging space.

  • The central heating and hot water controls are located on the left hand wall.

  • There is hanging and storage space for coats

  • Fire door to games room 80cm wide x 195cm high hinged to the right with 15cm step into games room

GAMES ROOM

  • Accessed via fire door from utility room 80cm wide x 195cm high hinged to the right.

  • Table tennis and small pool table in situ.

  • Oil fired boiler is located to the rear left of the room

  • Double electric garage door to front 212cm high x 425cm wide, controlled by switch on the left hand wall

GROUND FLOOR WC CLOAKROOM

  • Accessed via door from entrance hall 74cm wide x 195cm high hinged to the right.

  • Toilet 42cm high x 36cm wide x 44cm deep.

  • Sink 84cm high x 50cm wide x 27cm deep.

  • There is an extractor fan operates from a separate switch next to the light switch in the entrance hall

LOUNGE

  • Accessed via door from entrance hall 74cm wide x 195cm high hinged to the left.

  • The floor covering is wood laminate click flooring.

  • One two seater sofa and one five seater corner sofa and one armchair together with a central coffee table.

  • There is an television mounted on the chimney breast above the hearth

  • There is a wood burning stove with fireguard, log basket located to the side of the fireplace with sticks and firelighters. Matches are located in the kitchen drawer. The fire guard must be used if the stove is to be used in the company of children.

  • The hearth is of stone construction 112cm high x 96cm wide x 44cm to the front of the fire.

  • There are two side tables with lamps which can be operated independently.

  • There is a CE rated carbon monoxide and heat alarm fitted.

DINING ROOM

  • Accessed via opening from lounge 172cm wide x 208cm and double doors to kitchen 195cm wide x 115cm wide

  • Double patio doors to garden 160cm wide x 191cm high with step 26cm down to patio

  • Circular, pedestal dining table with 8 chairs

  • Armchair with side table and light

  • Accessed via stairway from entrance hall

  • Water and CO2 fire extinguishers mounted to left hand side with emergency lighting over

  • The floor covering is fitted carpet.

BEDROOM 1

  • Door 74cm wide x 198cm high hinged on the left. The light switch is located to the side of the door this operates the centre pendant light.

  • There is a fitted carpet.

  • There is a super king size bed with mattress 180cm x 195cmcm.

  • The space to the left of the bed is 60cm.

  • The space to the right of the bed is 185cm.

  • The space at the bottom of the bed to the dressing table is 122cmcm.

  • The dressing table is 75cm high x 91cm wide x 60cm deep.

  • There are two bedside tables with lamps which can be switched independently from the bed.

EN-SUITE

  • Door 74cm wide x 198cm high, hinged on the left opening into the bedroom. The light switch is located on the outside wall to the side of the door.

  • The toilet is 43cm high x 36cm wide x 64cm deep.

  • The sink is 85cm high x 50cm deep x 60cm wide.

  • Walk in shower 88cm x 128cm with opening 46cm wide. The floor is covered with tiles.

BEDROOM 2

  • Access to bedroom 2 is from landing door 74cm x 198cm hinged on the left with light switch to the side of door that operates both centre light and wall lights.

  • King size bed 150cm x 195cm

  • To the right of bed 112cm.

  • To the left of bed 132cm.

  • To the bottom of bed 126cm.

  • Standing dressing table 97cm high x 51cm deep x 96cm wide.

  • There are two bedside tables with lights that can be operated independently.

  • The 104 cm x 72 cm corner shower cubicle has door width of 60cm

  • Door 74cm wide x 198cm high, hinged on the right opening into the bedroom.

  • Double bed is 135cm wide x 180cm long.

  • To the left of bed 65cm.

  • The dressing table is 71cm high.

  • There are two bedside tables with lamps that can be operated independently.

  • There is a fitted carpet.

 

BEDROOM 4

  • Door 74cm wide x 198cm high, hinged on the right opening into the bedroom.

  • Two single beds,  88cm wide x 185cm long.

  • Gap between beds 58cm

  • To the bottom of bed 45cm.

  • The dressing table is 93cm high.

  • There is a bedside table with lamps that can be operated independently.

  • There is a fitted carpet.

BEDROOM 5

  • Door 74cm wide x 195cm high, hinged on the right opening into the bedroom.

  • Bunk bed is 95cm wide x 190cm long. Lower bunk height is 48cm, higher bunk height 128cm with 20cm guard rail. It is not recommended that children under 6 sleep in the top bunk.

  • To the left of bed 138cm.

  • There is a bedside table with lamp.

  • There is a fitted carpet.

 

BATHROOM

  • Door 74cm x 198cm hinged on the left.

  • The light switch is operated from outside of the bathroom door.

  • Toilet is 42cm high to the seat x 38cm wide x 41cm deep.

  • Sink 82cm high x 50cm wide x 60cm deep.

  • Bath 167cm long x 76cm wide x 62cm high with taps located to the side.

  • Shower cubicle 84cm x 88cm with door 70cm wide

  • The floor covering is Karndeen

ADDITIONAL INFORMATION

  • A welcome pack of baked treats, milk, tea, coffee, sugar. Also included are all kitchen essentials, kitchen towelling, dishwasher tablets, washing machine tablets, washing up liquid, cling film, kitchen foil, sandwich bags, bin bags, dishcloth, hand wash dispenser and shower gel and conditioner dispensers. Complimentary basket of logs, more logs in the logstore if needed.

  • No smoking.

  • Mattress protectors and pillow protectors are fitted.

  • Either feather or non-allergenic microfibre duvets and pillows can be provided.
